What a Building Manager Needs to Know About Sanitary Piping

Your Building’s Sanitary Piping System

Your building’s sanitary piping system contains numerous components that must be kept in good working order. There are branch lines leading from each of your residential building’s sinks, toilets, showers, washers and dishwashers as well as every other appliance that requires water. There are also soil stacks, waste stacks, vent stacks and branch vents. The waste stacks, soil stacks and vent stacks span from the roof of your building down through the foundation or basement and connect to the main building waste line. That line transports all the waste water and sewage into the city sewer system where it is channeled to the water treatment plant.

Common Building Draining System Problems

• Belly in the Line – Over time, the line that runs from your building to the city sewer system can dip, causing a belly. The dip in the line collects waste and eventually leads to clogs and backed up drain lines.
• Improper Items Put Down the Drains – Grease, fats, oils, tissues, sanitary wipes and other unauthorized items can get put down drain lines. Over months or years, these items collect and cause clogs.
• Improper Pipe Grading – Branch lines and sewer lines should be slightly graded in order to promote water flow. If the lines are perfectly horizontal, debris can collect in the line.
• Longitudinal, Age or Stress Cracks – Over time drain lines and stacks can develop cracks. These cracks can lead to water leaking from the drain lines and provide an area where debris can collect.
• Root Infiltration – Root infiltration happens in the main sewer lines that lead from your building to the city’s sewage system. Once the roots break through the line, the line’s structural integrity is compromised, and those roots begin to collect debris.
