Residents First: Property Managers Protect from Unforeseen Emergencies

Property managers in Chicago may get their paychecks from real estate investment and development companies, but they have responsibilities to their tenants. Some of these responsibilities may even be outlined in their job descriptions.

Let’s take a closer look at a few of these areas of responsibility.

  • Attentiveness.  An excellent property management team is responsive to their tenants. They answer phones and respond to texts and emails promptly. If a tenant casually mentions a concern in an elevator, the efficient manager takes note.
  • General safety of tenants. A property management team is responsibile for the general safety of their tenants in a variety of ways. Alarms systems should be checked and tested. Make sure exterior door locks are working properly. Common areas should be well-lit and free of trip hazards. Electrical systems should be functioning well. If a property manager is aware of criminal activity on the premises, it needs to be addressed.
  • Property managers are responsible for a certain level of property cleanliness. While it is impossible to know what is going on in every unit every day (especially in large buildings) a manager has to take the steps necessary to ensure cleanliness. These include proper handling of trash and move out materials, conducting property sanitary inspections, along with pest control.
  • Assurance that tenants are getting what they pay for. This is wide-ranging but an important aspect for residents. They want to have confidence that when they turn on a faucet, they have water. They want HVAC systems that are reliable. They want their showers and toilets to work. This can be a challenge, especially in older buildings where plumbing may be decades old.

Property management are also responsible to have plans in place for unforeseen property emergencies like evacuations, fires, power failures and massive plumbing and electrical problems. While it can seem almost impossible to plan for every situation, some may be easier than you think.
